Factory Robots Boost US Home Production from 55 to 65 Units Daily

Automation gains in controlled environments outpace job-site robotics as builders confront a 1.2 million home shortage and 300,000 unfilled construction jobs.

Factory automation delivers measurable housing gains

American homebuilders are turning to robotics not to replace construction workers, but to reduce errors, coordinate trades, and automate repetitive factory tasks as the industry confronts a shortage of 1.2 million homes and nearly 300,000 unfilled construction positions.

The most significant productivity improvements are emerging from factory-based construction rather than job-site robotics, according to industry experts interviewed by CNBC. At one Japanese facility operated by Sekisui Heim, industrial robots increased output from 55 to 65 housing units per day while reducing operators by 20, with Kawasaki Robotics estimating a three-year payback period on the automation investment.

Yet when asked whether robotics is already meaningfully improving US homebuilding productivity, National Association of Home Builders chief economist Robert Dietz told CNBC: "It's too early." Labour shortages currently cost builders approximately $11 billion annually through higher expenses and lost production, while adding roughly two months to typical construction timelines.

Why construction sites resist automation

Construction sites present fundamentally different challenges than factories. Tessa Lau, founder of Dusty Robotics, explained that factories enable robots to perform identical tasks repeatedly in fixed environments, while construction sites change continuously as buildings take shape.

Patrick Murphy, chief investment officer at Florida-based Coastal Construction, noted that every project involves different designs, soil conditions, architects, subcontractors, materials and owner requirements. This variability makes repetitive automation difficult to implement at scale.

"The biggest misconception is people imagining humanoid robots walking around job sites hanging drywall and painting," Murphy said. "We're years out before we're in that world."

Why it matters

With residential construction productivity rising only 16% since 1993 compared to 50% economy-wide gains, automation represents a critical path to addressing America's housing crisis. However, the technology's impact will come through incremental improvements in precision and coordination rather than wholesale worker replacement, shaping how the industry allocates capital and workforce development resources over the next decade.

Layout robots reduce rework by 75%

The clearest near-term gains are emerging in highly structured tasks. Dusty Robotics developed the FieldPrinter system, which takes digital building plans and prints them directly onto floors, marking walls, plumbing, electrical and mechanical locations along with text, images and QR codes.

One operator can lay out roughly 10,000 to 15,000 square feet daily—up to 10 times faster than traditional methods. After implementing Dusty's multi-trade layout system, global construction company Skanska reported a 75% reduction in rework and a 35% reduction in layout schedules.

Aaron Love, president and CEO of Oh Snap Layout, combined the technology with prefabricated components through RapidShell, a system offered by Reliable Wholesale Lumber. The approach reduced shell construction time from approximately 21 days to 11-12 days, though Love cautioned the industry remains in a "prove-it phase" for quantifying full savings.

Factory production accelerates schedules

Murphy, who also serves as managing director of Renco USA, oversees an automated facility in Palm Beach County, Florida that produces enough material for roughly 7,000 homes annually. Renco structures can be erected in about one-sixth the time required for traditional framing, while total building schedules can shrink by 30% to 40%.

Shorter schedules translate to lower financing costs and reduced job-site operating expenses. However, these efficiencies depend on consistent designs—when owners alter dimensions or finishes, manufacturers must redesign and reprogram systems, eliminating advantages created by repetition.

Vineet Kamat, a University of Michigan professor studying construction robotics, expects robotics to increase US housing output over the next five to 10 years through targeted productivity gains rather than industry transformation. Factory automation and robotic layout will likely advance fastest, while job-site robots spread first in repetitive, physically demanding or precision-sensitive tasks.

Murphy predicted skilled tradespeople will remain central to construction: "The welders, the electricians, the plumbers—where the rubber meets the road in construction—we're going to have humans there doing that for some time."
