AI Data Centers Drive Rural Land Prices Up 79%, Spark Local Backlash

Wall Street's multibillion-dollar computing buildout is transforming farmland into tech infrastructure, pitting tech giants against communities over resources and rising costs.

The artificial intelligence boom is reshaping rural America's land markets at an unprecedented pace, with data center site acquisitions reaching approximately $6 billion in the first half of 2026—a 79% increase over the previous year, according to commercial real estate firm Avison Young.

Data centers now represent 27% of all development sites in the United States this year, second only to apartment buildings and surpassing industrial facilities, offices, and retail spaces. The facilities require massive footprints to house the powerful computing infrastructure needed for AI workloads, along with substantial electricity and water resources to power and cool the servers.

Why it matters

The land rush is creating a collision between Silicon Valley capital and rural communities that extends beyond simple real estate economics. Rising electricity costs, water resource concerns, and the permanent conversion of farmland into industrial use are generating organized political resistance that investment banks now view as a material risk to tech sector growth. With nine states considering development moratoriums and the issue potentially influencing upcoming elections, the backlash represents a significant constraint on AI infrastructure expansion.

Property values reach unprecedented levels

In key data center markets, land prices have reached levels that fundamentally alter local real estate dynamics. Northern Virginia and Northeast sites with reliable power grid access exceeded $8 million per acre in 2025, according to CBRE. In Loudoun County, Virginia, one developer reportedly offered $4.4 million per acre—more than 35 times the county's 2025 median land price of $125,000 per acre.

The National Association of Home Builders noted in a July brief that these prices create impossible competition for residential developers. "Home builders cannot bid in that market, because a builder's land budget is capped by what home buyers can afford," the association stated. "A data center operator faces no such constraint. The result is no homes at all."

Infrastructure strain and cost concerns

Community resistance centers on tangible impacts to local resources. Pennsylvania farmer Bobbi Thompson, whose Mount Joy Township sits less than 20 miles from a CoreWeave data center under construction in Lancaster, voiced concerns shared across affected regions: "Where is all the water coming from? What does that mean for us as a community?"

Electricity cost concerns have empirical backing. According to a May report from Monitoring Analytics, which monitors the PJM wholesale electricity market covering 13 mid-Atlantic and Midwest states, data center load growth is "the primary reason" for elevated capacity market prices. The report calculated that data center expansion resulted in $23.1 billion in combined capacity market revenue increases through 2028.

Political resistance intensifies

The backlash has turned severe in some locations. In Saline Township, Michigan, local officials reported receiving death threats over The Barn, a multibillion-dollar data center project by Related Digital being built for Oracle and OpenAI. Township clerk Kelly Marion told CNBC in May: "We've got a lot of recorded messages wishing us dead."

New York Governor Kathy Hochul issued a moratorium on new hyperscale data centers for up to one year in July, stating that development "threatens to hike up utility bills, deplete our natural resources, and create uncertainty for New Yorkers." As many as nine states have pending moratoriums on new data center development, according to a September 1 analysis by investment bank Mizuho.

Wall Street analysts are tracking the resistance as an investment risk. "If this reaches state-wide scale in key [data center] markets, we think it could pose a material risk to future growth, stock values," Shahriar Pourreza at Wells Fargo wrote in a June note.

Farmers face difficult choices

At a July protest in Lubbock, Texas, state Agriculture Commissioner Sid Miller described the dilemma facing landowners: "[Developers] give sometimes 10 times the value, so it's hard for farmers to turn that down."

Some farmers are fighting back through legal mechanisms. Pennsylvania farmers Thompson and her sister Michelle Kennedy placed a conservation easement on their 45-acre family farm after receiving dozens of purchase offers, legally preventing future industrial development.

Others see opportunity. In Boise, Idaho—where Meta is building a data center in nearby Kuna and Micron is constructing two semiconductor factories—property developer Mike Adler described watching remote alfalfa farms transform into prime real estate. "All of a sudden ... I realized that what felt like the middle of nowhere was really the center of the valley," he said.
